The Landkreis Schweinfurt is procuring construction project management services (Projektsteuerung) for the new build of the Realschule in Schonungen. The site is a former agricultural plot (parcels 1392/7, 1267, 1268, 1269) above the existing municipal sports ground, with a height difference of about 22 m from the access road to the highest point. The site will be newly developed, including extension and redesign of the access road at the Naturfreundehaus and new public utilities (road, sewer, water, power, and fibre-optic). An optional district heating connection to the municipal combined heat and power plant is available. The building is to be a timber-element structure from ground level or the base slab upward, with a maximum of three storeys in a staggered layout. Design requirements include acoustic and fire-protection measures specific to timber construction, BIM-based integrated planning, bird-friendly glazing with anti-reflective coating, façade greening, landscape integration per the development plan, and coordination with the district's technical department. Parking must be provided on the site or in the basement. Stormwater management includes on-site retention, greywater reuse where possible, a rainwater and irrigation concept, and protection against extreme rainfall (e.g. ditches, embankment, or protective wall). A photovoltaic system is to be installed on the green roof as part of the energy concept. The space programme is designed for 21 classes under the teachers' room principle, with a focus on music and STEM (MINT), and a gross floor area (HNF) of 4,446 m² per the Government of Lower Franconia programme dated 26 November 2020. Barrier-free access to the site and building is required. The project intends to use Bavarian FAG funding (Art. 10 and 12.a) and possible energy and sustainability subsidies.
