About this tender
The Gelsenkirchener Entwicklungsgesellschaft mbH (GE), an internal service company of the city of Gelsenkirchen, intends to award a turnkey contract (Totalübernehmerleistungen) for a new four-field sports hall with a spectator stand and further sport and movement areas. The hall will be built as a timber-concrete hybrid on the school campus of the Annette-von-Droste-Hülshoff-Gymnasium and the Max-Planck-Gymnasium in 45894 Gelsenkirchen, together with the required outdoor and open-space facilities. The scope covers all required architectural and specialist planning services and all construction works for the turnkey delivery of the hall, including adjacent outdoor areas, a basketball court and a running track. The planned building is a partly buried four-field hall, with a three-field section (27 x 45 x 7 m) that can be divided into thirds and a separable fourth section (27 x 15 x 7 m). It is two storeys, with an entrance level at ground floor and a sports level below. The gross volume is about 27,200 m³, the gross floor area about 3,600 m², and the usable area about 3,280 m². The room programme includes equipment rooms, inclusive changing rooms, accessible changing and shower facilities, a first-aid room, a supervision/control room, a foyer, a spectator stand for up to 199 spectators, toilets, technical rooms and a central technical room. The outdoor works include a 100 m running track over the earth-covered equipment rooms, a basketball court and varied sport areas over roughly 3,000 m². A green roof with photovoltaics and extensive greening is required, along with car and bicycle parking. The contract is phased. Stage 1 is expected to cover all services needed to obtain the building permit. Stage 2 is expected to cover all remaining services for turnkey delivery, from HOAI phase 5 onward, plus construction. The work is awarded at a fixed lump-sum price and requires BIM. The client targets DGNB Silver certification, compliance with Gelsenkirchen's climate protection targets and the Effizienzgebäude-Stufe 40 standard, and possibly KfW funding under the QNG seal. Timeline: building permit application planned for September 2027, and operational completion including outdoor areas planned for mid-August 2029, so the hall can open for the 2029/2030 school year. The existing single-field hall is expected to be demolished by the client, and demolition is not currently part of this procurement, although the client reserves the right to award it to the contracto…
