About this grant

The Wall Insulation grant, part of SEAI's Better Energy Homes scheme, provides fixed-value grants to help homeowners and eligible property owners insulate external walls to lock in heat, improve comfort and lower energy bills. Three wall insulation types are funded: cavity wall insulation (injected from outside), internal insulation or dry lining (insulation boards fixed to the inside of external walls), and external wall insulation (the wrap, with insulating materials fixed to the outer surface). Grant values vary by dwelling type (detached, semi-detached or end of terrace, mid-terrace, apartment), with higher amounts for cavity insulation where the homeowner receives qualifying Department of Social Protection welfare payments or the property participates in the HAP or RAS scheme. Homeowners who previously received a wall insulation grant may apply for a second measure under defined rules, for example moving from cavity or internal insulation to a further measure, with external wall insulation not eligible for a second grant. The scheme requires whole-surface insulation of all external walls; partial insulation is not eligible. Works must comply with Building Regulations, and where more than 25% of the home's surface area is altered, the home must achieve a minimum B2 BER or meet heating and attic insulation standards. Applicants must use an SEAI-registered contractor, obtain grant approval before starting works, complete works within eight months of the grant offer, and provide a post-works BER assessment and signed paperwork before drawdown. Homeowners may apply directly or through a One Stop Shop, which applies on their behalf and deducts the grant upfront from its charges. An ESB Networks Service Alteration may be needed for external wall insulation works.

Applicants must be the owner of the property and must use an SEAI-registered contractor registered for the relevant works. Homeowners with a previous wall insulation grant may apply for a second measure under the stated rules.
