The Dutch Stimuleringsregeling aardgasvrije huurwoningen (SAH) subsidises mixed VvE's and landlords that connect existing rented homes to a district heating network to make them gas-free. Applications are open from 1 October 2026 to 1 October 2031.
About this grant
The Stimuleringsregeling aardgasvrije huurwoningen (SAH) is a Dutch subsidy scheme run by RVO that helps landlords of existing rental homes make those homes gas-free by connecting them to a district heating network (warmtenet). It is aimed at woningcorporaties, institutional investors, business landlords, private landlords, mixed owners' associations (gemengde VvE's) and intermediaries such as municipalities acting on behalf of a mixed VvE. The subsidy covers two cost categories. Indoor home costs (inpandige woningkosten) include disconnecting the gas supply, replacing or adapting the space heating and hot water system, removing gas cooking appliances, installing electric cooking, and related structural work such as building an indoor piping system. Connection costs (aansluitkosten) cover charges from the heat supplier for connecting the home to the heat network, such as connection and project contributions. Homes already connected to a heat network but still using gas for cooking or hot water can apply only for indoor costs. Subsidy is 40% of indoor costs up to 2,200 EUR per home, and 30% of connection costs up to 3,800 EUR per home, with a maximum of 6,000 EUR per home. A single application may cover up to 250 homes. Projects must make the home fully gas-free within six years of applying. Applications are processed in order of receipt; if the budget is oversubscribed on a given day, the remaining amount is allocated by lottery among that day's applications. Decisions are due within 13 weeks. The scheme opened on 1 October 2026 and runs until 1 October 2031 or until the budget is exhausted, with a total budget of 77,000,000 EUR, of which roughly 56.8 million EUR was in process as of 19 October 2026.

Eligibility
Applicants must be landlords of one or more existing rental homes: housing corporations, institutional investors, business landlords, private landlords, or mixed VvE's where some owners live in the dwelling and others rent it out. Municipalities may apply only on behalf of a mixed VvE, under a written agreement signed by the VvE. Eligibility requires that after the works the home is completely gas-free, that the building permit or environmental permit was applied for before 1 July 2018, and that there is an agreement with a heat supplier to connect the home(s) to a heat network. For works under 25,000 EUR, works must have started after 27 March 2026 and at the time of application be in progress or completed. For connection subsidies, the heat network must serve more buildings than the single home applied for. Applications for 25,000 EUR or more must be submitted before work begins. The scheme is for the Netherlands.
How it's scored
Applications are assessed on order of receipt and eligibility rather than scored competitively. If total requests exceed the available budget on a given day, the amount is distributed among that day's applications by lottery. Decisions are issued within 13 weeks. Subsidy amounts are calculated as percentages of eligible costs subject to per-home caps.
